The reason most people around here talk themselves out of a garage simulator is simple — it's a two-car garage with two cars in it. A retractable bay fixes that. The screen and side panels roll up into a housing at the ceiling on a motor. Down when you want to hit, up when you want the floor back.

The honest partMotorized beats manual because you'll actually use it
Manual roll-up systems exist and they cost less. I'll still quote you one if that's where the budget is.
But be straight with yourself first. Anything that needs ten minutes and a ladder before you hit a ball is a thing you do enthusiastically in November and stop doing in February. A remote is what makes the difference between a bay you use on a Tuesday night and one you used twice.
What's in it
Where the work actually is on a retractable build
The mechanism is the easy part. Every line below is something that goes wrong when nobody handles it — which is exactly why I list them.
- Structure to hang it fromA loaded roller and screen is real weight swinging over your car. It gets mounted into framing I've verified or built myself — not into drywall and hope.
- Garage door and opener clearanceThe single biggest variable on this kind of build. The housing has to clear your door track and the opener rail. Sometimes that's straightforward. Sometimes the opener moves to a side-mount unit.
- Power to the motorA dedicated circuit run properly, through a licensed electrician. Not an extension cord draped over the garage door.
- Tensioning, set on siteA retractable screen is tensioned by the mechanism rather than bolted to a rigid frame. Getting that right at install is what stops bounce-back and a distorted image.
- A projector that clears the doorIt has to mount where the door doesn't travel and your backswing doesn't reach. Often short-throw, sometimes floor-mounted in a protective enclosure.
- Side and ceiling protectionRetractable side panels and an overhead baffle, so a thin one finds fabric instead of your car door or the light fixture.
- Turf that comes up tooNo point retracting the screen if the hitting surface stays bolted down. The floor gets planned the same way the ceiling does.

You'll notice there are no dollar figures here, and that's on purpose. The width of your opening, whether your side panels are motorized, and whether the garage door opener has to move are what actually move this number. I'm not going to print a price that turns out to be wrong for your garage. Send me a photo of the ceiling and I'll give you a real one.

That's the entire point. The screen and side panels roll up into a housing at the ceiling and the floor is yours again. Down for a session, up when you're done, on a remote.
Under a minute each way on a motorized system. That number matters more than it sounds — it's the difference between a bay you use on a Tuesday night and one you stopped bothering with.
The screen material is the same. What differs is how it's tensioned — by the mechanism rather than bolted to a rigid frame. Set correctly at install you won't feel a difference hitting it. Set badly you get bounce-back and a distorted image, which is why the install matters more here than on a fixed bay.
This is the question, and it's the one I need a photo to answer. The housing mounts above the screen and has to clear both the door track and the opener rail. Plenty of garages are straightforward. In some, the opener has to be relocated to a side-mount unit — a real but manageable cost. I'll tell you which one you have before you commit to anything.
More, and I'm not going to put a number on this page and have it be wrong for your room. The premium depends on the width of your opening, whether the side panels are motorized too, and whether your opener has to move. It's a line item on the quote and the room decides it.
